I was teasing Ivan that his property taxes are going to go up real soon because his house is about to grow by 2 feet.

I really wish I could be there, but am not going to be able make it. I can't go anywhere there is a cat due to my allergy. I do wish you the best and wish that I would have been able to join in the festivities.
