December on the 'Range

Hope everyone's December has gone well.

Saturday, following Christmas one of my goats gave birth:
With triplets, I wondered how we would do for survival. Sadly the little brown one on the right didn't make it. It was so small when it was born....

Sounds and looks like fun times for all, except maybe for the baby goat! Missi and I got a wreath from someone-don't know who. I came home one night from work and there was a wreath hanging on a snow shovel by the back door and Missi had left a note saying "how do you like what I got from Meara and her family?" I assumed she meant the wreath and she assumed I had gotten it from somewhere. Nope, it was a anonymous gift from someone, don't know who. Anyway, Christmas was good and merry. I gained a few pounds and rested a little. Now New Years and then back to work full time. Just found out today that we in fact cannot get an extension on our rehab loan and it expires on the tenth of January! Should be interesting to see what happens there as there is no possible way to get everything done by then. Happy New Year to all. Ivan

unrealistic? Did they come and
see what you have had to do and
have done?? Oh, my gosh.

We were going to leave the wreath
when we dropped off your gift but
my forgetter is working well so
dropped it off after Hampton. It's
the wreath that was going to go to
the Cherry Cemetery but too much
snow for Isä to walk in. So, hope
you don't mind getting it. Figured
you are one who probably didn't get
a wreath when we were giving others

p.s. If they didn't come to look,
ask them to come and look. It's
not like you've been idle! dk

Thanks for sharing pictures Heather! Fun to see others faces at Christmas ... even if we can't share their company.

Went and stood in the line at the post office again today. Can you believe the line is still just as long as before Christmas?? Made me wonder if I still had baking to do!

Here's is Shawn's theory... Talk to someone different at the bank where you are getting your loan. Ask them, what they are going to do if you don't have the work done. If they are unrealistic, he encourages finding another bank to work with. He also made a comment "ask them if they want this house back along with all the others they've got back". At least you are paying for and improving yours.

It's not really the banks fault that we only have so much time. I didn't realize there was a difference between the traditional rehab loan and the streamlined (mini) 203k loan through FHA. FHA doesn't allow extensions, but if there are health and safety issues at the end of the alotted time then you will be given a month to address those issues. However, I don't know what happens if at the end of the month if it's not corrected, I don't know what happens. I'll just have to take it one step at a time and see what happens I guess. As far as finding another bank to work with, it's really not an option as the only way I can do that is to refinance and with the house torn apart it won't appraise at what I would need a loan for. The only way to get around that is to get another rehab loan and I don't want to go that route as I'm tired of a bank telling telling me what I can or can't do and how fast I have to do it, it's bad enough to have to deal with the state for electrical and the city for everything else. As I understand it, the worst thing that will happen is we may lose the second half of our rehab funds, but it will be applied to principle so it's not the end of the world. Take care, Ivan
